American Dream: Three things the agent can’t tell you

COLUMBIA SC (WOLO) – Real estate agents are a wealth of knowledge about all things buying and selling property.  They certainly can save you hours on research, are skilled in negotiation, and, have information that you can’t find on your own.  There are, however, according to EXP Real Estate Agent Jeannette Womble, things that they can’t tell you.  She says that this is based on the potential liability that could attach, should the information change.

Womble says that there are three areas that agents are legally bound not to provide advice in, although it doesn’t mean they can’t direct you in the right direction to find the information:

1. How are the schools? 
Although the argument is pretty solid that homes that are in what are considered better school districts are considered more valuable, agents can’t be specific about which ones you should look in, and why.  South Carolina Schools, however, according to Womble, have report cards that show more than just test scores.  They provide Safety, School Climate reporting from both teacher and student perspectives and financial as well.  You can learn more HERE:
2. Crime Stats
Agents can’t provide specific information about neighborhoods and their specific numbers in regards to crime, or types of crime, however, Lexis Nexis  covers crime and you can search by address and see local crime reports, auto theft, domestic disputes etc. HERE: https://communitycrimemap.com/
3. Registered Sex Offenders
Like general crime stats, because information about the locations of offenders that are required to register, and have other restrictions can change quickly, agents are not allowed to directly provide advice.  Womble does say, however, that the SLED – (South Carolina Law Enforcement Division) website shows the locations and classifications of registered sex offenders.  It is not on a property disclosure and is not provided by local real estate agencies.  You can check it out HERE: scor.sled.sc.gov
